Palm Estates Barometer

Methodology

The Palm Estates Barometer aggregates more than 75,000 active property listings in Morocco every month, collected from the main platforms (Yakeey, Sarouty) and deduplicated.

For each district, the price per m² is the median of listings (not the mean, which is more sensitive to outliers), weighted by listing recency (12-month half-life). Only districts with at least 25 active listings are published, ensuring robust medians.

Gross rental yield is estimated as annual median rent (monthly rent per m² × 12) over the median sale price per m² in the same district.

Data is frozen on the 1st of each month, enabling tracking of real price evolution over time. Month-over-month changes appear from the second edition onward.

Indicators based on listing asking prices (not closed transactions). Provided for information.
