When buying, selling or renting in Casablanca, the first question is always: what's the price per m² in this neighborhood? Most online figures are 2-5 years old and mix apartments with villas. This page aggregates raw live data.

How we build these numbers

We scrape daily from Yakeey and Sarouty (12,000+ active residential listings in Casablanca). For each neighborhood we compute a recency-weighted median. Minimum 10 active listings per neighborhood to publish a number.

Medians by major zone

Casa premium — above 17,000 MAD/m²

Highest median prices: Anfa Supérieur, Ain Diab, Bourgogne, CIL, Palmier, Beauséjour. 17,000 to 25,000 MAD/m² for apartments.

Note: Ain Diab posted +15% YoY in 2026, driven by new programs facing the corniche.

Casa upmarket — 13,000 to 17,000 MAD/m²

Maarif, Racine, Gauthier, Californie, Belvédère, Quartier des Hôpitaux. The residential heart of Casa.

Maarif at 15,700 MAD/m² shows a 7.8% gross yield — one of the best in this price range.

Casa mid-market — 9,000 to 13,000 MAD/m²

Bourdj Casablanca, Sidi Maarouf, Roches Noires, Oulfa, Hay Hassani. Wider stock, faster transactions, often 9%+ gross yields.

Casa entry-level — under 9,000 MAD/m²

Sidi Bernoussi, Ain Sebaa, Salmia, Hay Mohammadi. Lowest entry prices but lower liquidity and higher tenant risk.

Rental side — median rent by bracket

Median rent in Casablanca is around 100 MAD/m²/month overall. Anfa Supérieur or Ain Diab: 130-160 MAD.
