Real estate agency fees in Morocco are not regulated. Each agency sets its own rates. Here are the practices observed in 2026 by transaction type.
Sale: 2.5% to 5%
Standard rate for residential sale: 2.5% (seller side) to 5% (split 2.5% seller + 2.5% buyer), excluding 20% VAT. Premium properties may benefit from degressive rates.
Concretely, for an apartment sold at 2M MAD: 50,000 MAD excl. VAT × 1.20 = 60,000 MAD all-in.
Long-term rental: one month's rent
Standard for long-term rental: one month's rent (excl. VAT) split between landlord and tenant.
Rental management mandate: 6-10% monthly
For delegated rental management, expect 6-10% of monthly rent.
